Holmby Hills Estate Neighboring Playboy Mansion Sells For $34.5 Million

In a town like Los Angeles, properties can be located next door to not only famous homeowners but also famous homes. Closing for $34.5 million, real estate investor Saeed Farkhondehpour has sold his Holmby Hills estate which sits some 100 yards from the Playboy Mansion.

10350 Wyton Drive has been on and off the market since 2019 before listing this August for just under $40 million. The undisclosed buyer was represented by Ram Handa of Beverly Hills-based Hilton & Hyland.

Covering roughly 15,000 square feet, the neoclassical estate features a dramatic array of domes, making for a palatial appearance. The interior equals the exterior’s grandeur, with a two-story foyer, glass atrium, and twin winding staircases. Additional highlights include a 2,900-square-foot guesthouse, a 13-car underground garage and an eight-seat movie theater. Sitting on 1.5 acres, the grounds encompass a tennis court, sizable pool and manicured gardens.

The deal is one of eight $20-million-and-up sales that have happened in the Bel-Air/Holmby Hills area this year, the majority of which were sold off-market, according to the Multiple Listing Service. In Holmby Hills alone, three sales, including this most recent, have amounted to a total sales volume of $89 million. Notably, another neighbor of the Playboy mansion, 219 Mapleton Drive closed earlier this year for $30 million.

In addition to the Playboy Mansion, Holmby Hills is the locale for a number of iconic properties, including Spelling Manor and The Chartwell Estate, which was purchased by Lachlan Murdoch in 2019 for $150 million. Positioned just southeast of Bel-Air, Holmby Hills is one of the most expensive neighborhoods in Los Angeles, attracting well-known billionaires like Nicolas Berggruen, Sean Combs and Kylie Jenner.

No stranger to Los Angeles real estate, Farkhondehpour was the developer of the Medallion project, a retail and residential project in Downtown Los Angeles.
