Casino magnate Steve Wynn is selling his Beverly Hills compound for a reasonable nine-figures: $110 million.
Set on 2.7-acres of prime 90210 real estate, the trophy property was originally built in the early 1990s for GUESS co-founder Maurice Marciano. After purchasing the estate in 2015, Wynn completely remodeled the residence, raising the footprint to over 27,000 square feet with 11 bedrooms and 16 bathrooms, and creating palatial-like grounds.
According to listing agent Leonard Rabinowitz of Hilton & Hyland, Wynn set out to create “a personal resort, not just a home.” To do so, he enlisted a trio of artisans: architect William Hablinski to create the structure, interior designer Roger Thomas to devise the space and landscape designer Robert Truskowski to paint the landscape.
On a secluded cul-de-sac and behind a gated, long, park-like driveway, sits a professional tennis court on the way to the main residence.
“As soon as you open the door to the property, you are struck by the symmetry of the design and the scale,” Rabinowitz said, noting that vaulted ceilings and museum-like hallways span the length of the home. “You can look from one end of the hallway to the other and easily notice the well thought out symmetry.”
The coffered ceilings, sleek neutral palettes and shapely lighting are reminiscent of a Wynn Resort. Vivid and bold instances of color add vibrance to the ambiance and include blue walls and velvet-blue couches. Crimson-red walls and a stylish wet bar stand out in the reception room near the foyer.
There is a primary bedroom with all the expected dual-amenities, four en-suite bedrooms, a guest lanai suite with a full kitchen and living room, as well as staff quarters in separate wings of the home. One wing for staff holds three bedrooms and a kitchen, while another wing for a private security team has three bedrooms and a kitchenette. A great living room and an indoor/outdoor dining room offer a marvelous view over the cityscape — sights that can be enjoyed from almost every room.
Designed with museum-quality standards, hidden wires line the perimeter of a majority of the rooms, allowing for the most priceless of artwork to be hung anywhere in the home or rotated depending on the event. Commercial grade dimmers, switches and institutional lights were also installed to enhance the artwork further.
Other features include a massive theater with a commercial-grade screening room and tiered couch seating, a full gym with over 20 pieces of equipment, a wine room, a media room, and two impressive offices — all of which feature smart-home systems controlled via iPads.
Wynn’s wife, Andrea, had a large influence in redesigning the home. “I wanted something built between sophisticated and family-friendly,” she said. “The north side of the residence was built around the family, while the south side was designed for a more mature audience.”
Completing the north side is a pool and separate air-conditioned pool lanai house and kitchen. Similar to the generators found at Wynn Resorts, he had a generation plant installed with self-contained fuel with the ability to power the whole property for more than two weeks.
“It is not in Steve Wynn’s DNA to do anything outside of the highest of standards of quality and taste,” said Rabinowitz, adding, “which is apparent throughout the estate.”
