Beverly West: Luxury Highrise Remains Los Angeles’ No.1 Spot For Vertical Living

The most exclusive residential tower in Los Angeles stands 22 stories high but has only 35 units.

Built by Emaar Properties of the United Arab Emirates, one of the world’s most valuable and innovative real estate development companies, and designed by award-winning interior designer Lisa Garriss of Plum Design West, the Beverly West highrise is sited adjacent to Los Angeles Country Club. The residence boasts more than 150,000 square feet of bespoke living space and product, all while taking in one of the largest unobstructed views on the West Coast.

The rare combination of ultimate privacy and individualized living space has attracted the likes of Abel Tesfaye (better known as The Weeknd), basketball coach Doc Rivers and talk show host Ellen DeGeneres, among others. It’s also made Beverly West the premier luxury highrise in Los Angeles, according to Bill Simpson of Hilton & Hyland.

Privacy and individualized living spaces have made Beverly West a popular spot among celebrities and business elite.

“Beverly West has consistently outpaced any other vertical property in the market,” said Simpson. “It has the highest price-per-square-foot of any residential high-rise in Los Angeles, second only to full-service hotel properties.”

As the only United States asset for Emaar, Beverly West buyers have multiple prices of entry, according to Simpson.

“Beverly West units are priced between $4-million for smaller lower units and up to $10-million for larger upper units,” he said. “The quality across the board is second to none, as are the services for very limited owners creates a rarified boutique experience.”

Award-winning interior designer Lisa Garriss of Plum Design West handled the design of the Beverly West residences.

In terms of inventory, only 10 units below the 18th floor are currently available. In the last six months, there have been two sales below the 18th floor, each going for more than $6 million. Over the last two years, there have been three sales below the 18th floor in the $8-10 million range.

Each residence at the Beverly West has custom interiors with wood doors and paneling; limestone, marble and custom-finished hardwood plank floors; imported Italian kitchen cabinetry; and high-end appliances indicative of the quality one might find in sophisticated single-family homes.

Listed for $3.773 million, Unit 4 Northwest has walls of floor-to-ceiling glass and sweeping views of the golf course next door.  Limestone, marble and custom-finished hardwood plank floor are a common theme throughout the unit. Two bedrooms and two bathrooms are within nearly 1,800 square feet of sophisticated living space.

Listed for $3.773 million, Unit 4 Northwest at the Beverly West features about 1,800 square feet of designer-done living space and sweeping views of the Los Angeles Country Club.

“The five Penthouses are certainly in a class by themselves,” said Jeff Hyland, co-founder of Hilton & Hyland, who noted that each has about 8,000 square feet of living space and views of the open corridor that will never be obstructed.

“Without question, Beverly West is the most exclusive residential tower in Los Angeles,” Hyland said.

There are only five penthouses at Beverly West. Penthouse 19 is currently listed for $23 million.

Since 2019, two of the penthouses have sold for $21 million—the highest-priced penthouse sales in recorded Los Angeles history, according to Hilton & Hyland agent Susan Pekich.

Hyland, Simpson and Pekich represented Emaar on the sale of the 18th and 19th floor, while Simpson and Pekich represented the buyer, real estate developer Richard Lewis, on the first-ever penthouse sale.

“From the color palette and product selection, the entire residence was designed around two individuals who exemplify the art of entertaining,” Hyland said. “Every detail was customized with [the art of entertaining] in mind.”

Called “The Entertainers,” Penthouse 19 at Beverly West has 8,215 square feet, three bedrooms, four bathrooms and two powder rooms.

Only one penthouse (The Entertainers) is currently on the market and carries an asking price of $23 million. The 8,215-square-foot residence is visually stunning and features custom interiors with an Italian kitchen, high-end fixtures and wide-plank oak floors imported from Italy.

Additional penthouse units are available off-market and have pricing starting at $21 million depending on the floor. Simpson, Hyland and Pekich hold the exclusive listings for the Beverly West.
