San Martin de los Andes, Neuquen Province, Argentina
In northern Patagonia, on the southern tip of Argentina and resting between the Cordillera and Lake Lácar, lies San Martin de los Andes.
This quaint village has all the natural charm of its surroundings coupled with the cosmopolitan flair of its inhabitants and visitors. A sought-after destination for skiing, golf, polo, hunting, and one of the world’s best for fly fishing, San Martin also offers endless opportunities for hiking, rafting, and horseback riding. It has become a destination of choice among those who want to get away and still have access to shops, restaurants, boutiques, and excellent medical facilities.
La Ñusta, built in 2007, provides just that: an extraordinary retreat for all seasons. Set at 1,000 meters (3,200+ feet) atop a high plateau, it has unlimited views of the valley below and the mountains in front. Chic and refined, designed in the Gustavian style with great attention to detail, La Ñusta is elegant and romantic, yet conveys a definitive countryside feel. Its light grey color and wood-shingled roof blend perfectly with nature. The northern exposure guarantees natural light all day.
A charming entry foyer welcomes you into this stunning 4-story home. A large eat-in kitchen features high-end appliances including a double gas stove and Smeg refrigerator. The sun rises in the kitchen’s breakfast area and sets in the library winter room with a roaring fireplace. A formal dining room with an antique fireplace can accommodate up to 20 people. Completing the main floor is a gorgeous living room with yet another antique fireplace, a powder room, and a mudroom. In the basement, there is a boiler room, pump, storage, and a large freezer.
The second floor houses the magnificent master suite featuring a walk-in closet, two full bathrooms, and a study. Also on this level are two guest bedrooms, both with their own private bathrooms.
The third floor/attic has two additional double bedrooms, two smaller single bedrooms, a media room/den, two full bathrooms, and a separate toilette. There is also a laundry room on this level complete with a washer/dryer and a small fridge, two separate storage areas for luggage, miscellaneous items, and sports equipment.
La Ñusta sits on 20 hectares (50 acres) of private land, completely hidden from neighboring homes, and is accessed via a private road one kilometer (less than 1 mile) from the gate. To the east, there are woods of native trees as well as a water stream below. There is also a small shopping area and gas station at the bottom of the hill.
The property has a live-in groundskeeper who resides in a cottage by the entrance, a workshop, a garden shed, an herb garden, a small greenhouse, a chicken coop, and a stable for one horse. The well-tended garden, with over 100 rosebushes, is approximately 1.5 hectares (5 acres) and has a lovely outdoor deck for afternoon tea.
The house will be sold mostly furnished with the exception of art and other personal effects. In addition, the property will transfer with a groundskeeper who lives on the premises as well as a live-in maid. Please inquire for more information on staff payroll and operating expenses.
