Nicole James

After becoming one of Austin’s top agents. In 2011, 2012 and 2014, Nicole was a nominated for Top 50 Realtors in the Austin Business Journal. This is no accident – to her client’s advantage, Nicole is obsessive about all the details surrounding each client’s transactions. “No two sales are alike”. Not everyone can quickly interpret a client’s unique needs while building trust – and she does this all with a personalized and professional approach.  After this initial success, Nicole quickly leveraged her knowledge of downtown and condominium living and has since sold the most units in one of her projects over the years at ever increasing value, highest price per square foot and most units sold.  Nicole consistently sells above market and has the fewest days on market with added private sales before hitting the market.

 

Born and raised in Texas, Nicole James began her career in real estate in 2006. After honing her skills as a condominium specialist, Nicole joined Moreland Properties in 2013. As a current 5th & West resident specializing in condominiums, she has a personal knowledge of improvements to the city, new developments and supports her daughters’ education at a private locally built school. On a moment’s notice Nicole can tell you what’s available, the pricing ebb and flow, and she has the inside scoop on each building.

 

More importantly her closings indicate her ability to price maximize. Sellers constantly receive north of recent market comps, while her meticulous market knowledge helps her in negotiating sub-comps pricing on the buy side.

 

When not helping clients downtown, she spends family time on her ranch running a grass-fed cattle operation with her husband and learning the sport of cutting on their champion bred Quarter horses.
